Patrol the Lot
Officer patrols on scheduled or randomized circuits, checking all vehicles against the active permit list or signage rules.
Identify Violation
Non-compliant vehicle is identified — no permit displayed, expired permit, unauthorized zone, blocking a fire lane or accessible space.
Document the Vehicle
Officer photographs the vehicle, records licence plate, make, model, colour, location, and time. All logged digitally.
Issue Warning or Notice
A printed warning notice is placed on the vehicle. Repeat violators are flagged for escalation per the property's enforcement policy.
Escalate if Required
If authorized by the property owner, repeat or serious violations result in towing coordination with our partner towing company.
Report to Property Manager
All activity is compiled into a monthly enforcement report delivered to the property owner or manager for their records.

Without clear, visible signs stating the parking rules and the consequences of violations (including towing), enforcement actions may be challenged. We can advise you on signage requirements and work with your property manager to ensure your lot is properly signed before enforcement begins.
Q.Can you tow vehicles without the owner's permission?
Under Ontario law, a property owner or their authorized agent (such as ApexGuard) can authorize towing of vehicles from private property that are in violation of posted rules. Towing is always a last resort — we follow a warning-first process and only tow when authorized by the property owner and appropriate under the circumstances.
Q.What if a vehicle owner disputes the warning or tow?
Every enforcement action is fully documented with photographs, timestamps, and written notes. This documentation protects you and us in the event of any dispute. We provide all documentation to the property manager and can support any follow-up process.

Yes. Accessible parking spaces are among the most important to enforce — they directly affect residents and visitors with disabilities. We enforce these spaces as part of our standard patrol and document violations thoroughly.
